This view is not very inspiring yet is used by most Real Estate and Auction professionals. Note the stark, mid-day lighting and how it creates a harsher, less inviting property.

Real Estate agents are people too and a picture is worth a thousand words. They work most efficiently by showing their clients the best houses first. Photos inform them and potential buyers about a home´s overall condition and appeal. Basically, a picture can hint whether or not this home is "The One". Therefore, creating a stronger first impression is crucial in gaining the most interest, excitement and strongest offers.





Below is the same home, carefully presented for optimum appeal. The late day lighting (6:30PM) creates softer, warmer colors and the shadows add depth. The difference is startling and Jim used it to help this seller get $9K over list price even in what is being called a "leveled off" market.


When marketing a home, careful thought must be given to help shape buyers' perspective. I have often said "If you are not excited about your home, how can you expect that emotion from potential buyers." Even Real Estate agents undervalue the power of effective photography and it's ability evoke emotion. The less emotion your home elicits in buyers, the lower the resulting offers will be!
